This week the shed was completed, the electrician was on site to hook in the electric now that ACE has supplied us with power. The plumber will return to complete and test connections next week, then the HVAC contractor will be contacted to hook-up and test systems. Tuesday we will dig the holes for the deck footings, call to request inspection for Wednesday, Thursday pour concrete. If weather and setting conditions are good, possibly start deck build on Saturday.

Hi there – been a little bit since we updated you, thanks for being patient.

Today we got started on shed construction (photo). AC ELECTRIC is finally hooked up and we are moving closer and closer to the end stage. As of right now, the electrical contractor will return next week to complete connections, then the plumber will return to hook up the water, hot water heater, range and gas connections. Once the plumber is done, the HVAC contractor will complete their part and we can fire up the heating and cooling equipment to acclimate the flooring and get that installed. Hopefully the deck permit will be in hand shortly. This weekend the partner family will begin some landscaping by seeding and spreading hay. Let’s all pray for some great lawn growing weather. Pretty soon we will be announcing a date for the home dedication!

ACE – Kathy reached out to a new Habitat volunteer who works for ACE and things should be moving along better now.
Deck plans – arrived via email yesterday, but need signed and sealed copies now. Awaiting delivery.
Punch list status: Fans and lighting being ordered. Tom is ready to do instal and add crawl space and attic lighting. SJ Gas needs to be called to unlock and turn on. Shed permit submitted  03/15/2023. Checking with Lowe’s for shed materials. Build crawl space door and shed as soon as permit is approved. Order Levolor shades. Flooring can be ready in a few days, just call when needed. ReStore truck can pick-up and deliver. Check about underlayment and transitions for laundry and two baths. Driveway – crushed concrete already there under the sand. Check if driveway apron is required. Mailbox – add to Lowe’s list and quickset. Lawn seeding – Homeowner and crew. Possibly next weekend 03/25. Once flooring is in, schedule appliance move from ReStore to home. Manufacturer warranty for roof received from Dave Adams Roofing.

Plan status with twp – resolving questions from twp official to architect. Permit fee paid on 03/15/2023. Superior Walls deposit paid 03/09/23. Sub proposal status – latest deadline is 03/17
Electric – maybe two, one not interested, seeking third. Trusses – one received, one not interested. HVAC – One bid: equipment change and no air exchange system, awaiting a second contractor bid and another needs to breakdown the quote. Plumbing, sheetrock, and insulation still needed. Roof – contact Dave Adams Roofing. Tech school will either build walls on-site or off-site and transport as well. Septic & Well – request to township for copy of previously issued permit.

Deposit received by JHand – needs property corners marked, will start demo and clearing around 03/20. House plan? Slimmer than Redwood dimensions, need to review HFHI library.
Sumner
Engineer discussion about green space and sewer with respect to CAFRA and ask about density. As of 03/10 no word. BP spoke with Dawn at MT MUA regarding capacity. Awaiting.
Construction Process
Architect availability – have on retainer, available to assist when needed. Schedule – more and longer work days. Volunteers – acclimating new vols, mentor rotation. Homeowner Construction Support Partner
Ramps
Temporary install completed and additional requests are trickling in, but out of income limits. Will pursue Univest to gauge interest in purchasing additional temporary ramp. Current homeowner will need a permanent ramp. Will pursue once 103 is underway and in motion.

ACE – conduit is installed, but no wiring. Deck plans – still haven’t received. Do we consider temporary alternative (pre-cast steps)? Interior punch list status: Homeowner has skilled family/friends to accomplish work for sweat equity, will review at Tuesday Construction Committee Meeting. Order Levolor shades from HFHI. Donated flooring from Artisan Floors and Interiors can be ready in a few days, will call when instal date is set after heat is available once electric is connected.. ReStore truck can pick-up and deliver. Driveway? Mailbox needs to be installed. Shed work can begin soon. Appliances can be brought over after floor is installed. Manufacturer warranty for roof requested from Dave Adams Co.

104 – Future homeowner and Habitat staff met yesterday to select flooring with Artisan Floors and Interiors who will be providing an in-kind contribution for product. ACE has been questioned about schedule for connection and only response was “awaiting bore team”. A preliminary interior punch list has been created including 17 items that will need to be addressed, some may be performed without heat – others will have to wait for electricity for air control purposes. Any needed volunteer help will be announced through When to Help.

103 – still waiting for decision on foundation wall height to put Superior Walls into production process. Deadline for subcontractor proposals is 02/24/2023. Have only received one response so far.

300 Wildwood – submitted signed clearing proposal to excavator, processing initial payment to learn timeline.

Sumner – No news from the environmental engineer regarding CAFRA status and project intentions.

Shed plans and purchase of materials to build in progress. Will determine siding manufacturer and color to match house. Awaiting deck plans – outreach to architect conducted five or more times, can’t get them to give us a completion date. All interior subs complete, evaluating for next steps for interior (marry walls need patching). Meeting with flooring supplier next week to select flooring for volunteers to install. Then trim and doors to hang. Appliances being stored in ReStore will be delivered as soon as stairs are available to enter home. Atlantic City Electric indicating they will hopefully notify us for scheduling within the next two weeks. Needed volunteers will be requested through When to Help as jobs arise.

Plans at Upper Twp, will inquire about progress. Code official identified and questioned some things on plans (via architect), awaiting communication from J. Piccolo to architect. Have not heard back from subs about estimates. Follow-up phone calls next. Superior Walls provided estimate today, will review and proceed.

3 estimates for clearing and demo received. Await one from Sandcastle until Friday.

Learning if environmental engineer has discussed CAFRA status with M.Twp. Maybe develop a plan with some other contacts who have zoning and planning experience to present to twp for consideration.

104 – Progress on the grounds is coming along. Septic is installed and grading and fill are currently underway. The electric cut-in card has been submitted and we are waiting to hear from ACE about the electric lines being brought over from across the street. Hopefully a date for that will occur real soon! Plumber is finished until he comes back after septic, well pump and electric are finished. Awaiting deck design still, unable to get a completion date from the architect working on them. The perils of being a small job – low man on the totem pole.

103 – sealed plans have been delivered to Upper Township Construction Office. Plans were emailed to Superior Walls for a proposal. Currently seeking bids on trusses, plumbing, HVAC and electric. Septic and well contracts are already secured.

Sumner – deed has been filed with the clerks office. Environmental engineer is checking on CAFRA regarding multi-family and then we will seek a meeting with Middle Township to craft a plan for number and type of units.

104 –
Received approval from the township for the electrical work.  Septic and grading might begin tomorrow, weather dependent. SJ Gas will have to reposition meter in conjunction with the grading. In process: arrangements for flooring selection and installation, arrival of the HVAC equipment for installation, (duct work is complete), architectural drawings for decks. Awaiting date from Atlantic City Electric for infrastructure work for connection. CMC Technical High School is on-board to help build decks and front overhang.
103 –
Final technical communication with pro-bono architect is taking place. Final sealed and signed drawings will be retrieved as soon as they notify us they are ready. Bid requests will then be distributed for plumbing, electrical, and HVAC. Septic and well contracts are already secured. Conversation with the CMC Technical High School is active and on-going for students to construct panelized walls for this build.
300 Wildwood –
Submitted requests to vendors for additional demolition and excavation proposals.
Sumner –
Deed has been filed with the county to satisfy DEP next steps. Awaiting word from consultant about final DEP approval.

As promised, we want to keep you all in the loop about where we stand with various projects so here goes:

104 E. Ocean – Modular
• Plumbing – initial work started, he will work with SJ Gas to run piping, will run stub for the HVAC and run water for outside spigot
• Electric – starts week of Jan 16th working with AC Electric to get meter ready to install
• HVAC – permit done, equipment to arrive within 10-14 days. Must have heat before hanging drywall
• SJ Gas has installed the gas meter although it may need to be relocated a bit higher due to grading around foundation
• AC Electric – Received contract and paid $8700 for them to run electric under the street awaiting date
• Decks -waiting for architectural plans for front and rear decks. Upon arrival Bill Patton will take to township and amend existing permit. Will begin construction as soon as received
• Estimated delivery date 8 weeks
103 E. Ocean – stick build
• Start in March
• Architectural plans in final stage – preliminary plans approved by township
• Superior Walls will be ordered as soon as permit is obtained
• Send out bids for sub-contractors
• Septic and well permits ordered
• Considering using roof trusses to give stand up attic as there will only be crawl space
• Electrician on-board and will work with students from CM Tech during installation
Wildwood Ave – stick build
• Permit to clear lot and remove existing structure obtained
• Tree Affect contacted for bid
• Will use existing plans and modify as needed.
• No room for deck – will install patio
Sumner Ave – 5 lots
• Filed the deed with Middle for properties
• DEP will give final approval when deed is approved
• Once approval is received, we will meet with Township Engineer with prospective plans to build 4-5 duplexes. If that fails, we will proceed with singles
As you can see, we are getting ahead of construction so that we can build one house right after another with little to no gap. We are financially able to this and are committed to do so. We are in the discussion phase with West Cape May to help the achieve their COAH requirements by end of 2025. We’ll keep you posted as discussions proceed.
